Knowledge is power right ? Understand what your getting into when purchasing or selling your home, If selling get a Pre Sales report then decide what you want to repair before the professional contractor needs to be called saving you dollars up front.

If you are buying its good to know what repairs could be around the corner or use reports to negotiate some of those repairs with the home seller before closing the transaction.
